A point of contact (POC) is the person an appraiser or broker communicates with to arrange property access or coordinate an assignment. Depending on the property and assignment, the POC may be the homeowner, listing agent, tenant, property manager or asset manager.
Accurate contact information is important to valuation timelines. An incorrect phone number, an unreachable occupant or an unresponsive agent can delay an inspection and require rescheduling. Occupied rental properties may require additional coordination because tenants must receive appropriate notice and may be responsible for providing access.
Lenders and appraisal management companies collect contact information when an order is placed so the valuation professional can coordinate access efficiently. Complete and current contact details help reduce avoidable delays and keep the assignment moving through inspection, analysis and delivery.
