Marvin Stone

As Senior Vice President, Director of Strategic Initiatives for Stewart Lender Services, Marvin Stone is working on the digital transformation of the transaction process for Stewart’s full range of services that cover the entire mortgage lifecycle. He also contributes to industry technology by participating in MBA’s MISMO Title and Settlement Community of Practice and being part of Stewart’s generative AI council.

Stone has been with Stewart since 2007 and has managed various technology, process and compliance initiatives for the direct, agency and centralized title divisions. Before joining Stewart, he was CIO for a large title company on the West Coast and held strategic roles with other national underwriters and mortgage lenders.

Stone is a frequent speaker at industry events and is sought out for his commentary on industry trends.

Hi. I’m Kevin Harrington, an original shark from Shark Tank. PropStream is an award winning leader in real estate data and lead generation, providing millions of data points for over one hundred and fifty five million properties nationwide.

And joining me today is the CEO, Brian Tetford. Brian, hey. Thank you for being here today.

Pleasure to be here, Kevin.

Well, a hundred and fifty five million points of data. That’s, pretty awesome.

And It’s a lot.

What is the background and the idea behind PropStream? How’d you get started?

So we’ve had a great journey so far. So PropStream actually began in 2006 with the premise that everybody deserves current and accurate real estate data.

Sure they do.

And it started on a CD ROM product, if you could believe it. And we actually we would distribute that up to users. Okay. And as we grew, we then transformed that into a web-based platform and with a mobile app as well. And so, really, we want to take all of that data and give it to people that transact in real estate, whether they’re investors or wholesalers or agents so they can make informed decisions.

Yeah. That’s great. Seventeen years you’ve been doing this. Awesome track record.

We’ve been doing so well that we were noticed by a lot of other companies in helping realtors and agents and investors grow their business. And so a big milestone for us was in 2021. We were acquired by Stewart Title, one of the premier title companies in the United States.

You hear about real estate, you know, good times, bad times, interest rates, up, down, whatever. Is now a good time to be in real estate?

Now’s always a good time to be in real estate. You know, it’s always one of those things where people want to time the market.

They sit there and they’ll tell you, oh, you know, is there going to be a market correction?

Or they’ll ask, you know, when is the fall going to happen? When are the prices going to adjust? Right. But the reality is if you wait for the real estate type, you wait for timing, you’re always going to be waiting. Right. You have to just jump in and go.

You gotta do it.

And because in the long term, real estate is always a solid long term investment. Right. If you look at track records over the past thirty years, you’re going to see a solid return on investment, you know, anywhere from ten to thirty percent, of course, depending on what market you’re in.

Right. So, I’m sure there’s data companies out there, but why should somebody choose PropStream?

One of the things I think that we excel in is not just grabbing data. So as you mentioned, we have a hundred and fifty five million properties, but we actually accompany that with public record data, tax data, mortgage information. We aggregate data that would really be almost unattainable for anybody else, mainly because not only for cost, but just the ease of use and ease of access.

So we take all that information and make it into one search with a bunch of filters so users can really curtail down what they’re looking for. But it’s not just about searching. You know, anybody could search for property. You could go on Zillow and search for property.

But where we really excel is generating that lead and taking it from start to finish. We help users find people’s contact information. We’ll help them with postcards. So you could actually go into our system, generate a lead list, and send them a postcard.

You know, you could set up with your picture, with your information, and with one click, send out your leads. We have email campaigns, websites. So it’s not just a search and shop.

Gotcha.

It’s really a full end-to-end solution. One of the nice things I love about PropStream and what we do as a business is our customer service team. Everybody at our company really believes in the mission of real estate. And so even when you call into our customer service team, they will really help our customers go through the process, go through the product, and learn how to get the most out of it. And that mission is true from the top to the bottom, where they could call and they could do academy learning, they could do our customer service teams, even down to our marketing to help people with their vision, with their mission and being, real estate entrepreneurs.

Real estate data is a very important factor in success in real estate investing. My question is, is it for people that are just getting started, or is it for professional real estate investors?

Both. If you’re just starting in real estate, one of the things I love about PropStream, a little bit about our company, is everybody there really believes in the mission of investing, believes in real estate. So if you’re a new investor, if you’re a new real estate professional, we have a free academy where users could go in and they could learn how to transact in real estate. They could learn how to do a fix and flip. They could learn how to wholesale. And we will teach them the entire process and transaction of real estate investing. If you’re a professional, you could use it just as a refresher, or you could just jump right into the software and start using it.

Yeah. I do real estate. I buy real estate. Always wonder if I did a good deal. Right? So Who doesn’t? How do you know in this world, if you did a good deal?

So you really want the application to be something you want to return to. You want to really know that what you’re doing. And so when you log in, it gives you statistics. You could run comps within our software. So you could do a comparative market analysis, and you could look at that property around your entire neighborhood, see what the transactions are, what the trends are. Right. You could know if things are at a high point or a low point and really value that property on a radius basis.

So whether you’re a first time in a real estate investor or seasoned investor, PropStream sounds like a must have tool and pretty awesome that you’ve had this now for seventeen years and doing very well.
