Signature Date

The signature date is the date an appraiser signs a completed appraisal report and certifies the work performed. It identifies when the appraiser formally attested to the report's contents and conclusions.

The certification addresses important professional obligations, including the appraiser's independence, impartiality, disclosures and compliance with applicable appraisal standards. The appraiser must also disclose relevant interests, conditions or circumstances that could affect the credibility of the assignment.

The signature date may differ from the effective date or inspection date, and reviewers consider the sequence when evaluating the assignment. It also helps identify the version of the report that was formally certified. When a report is revised because of a correction or reconsideration of value, the revised report should identify the applicable changes and include the appropriate signature and date so the file clearly establishes which version was relied upon.
