Report Date

The report date is the date an appraisal report is completed and communicated to the client or other intended users. It is distinct from the effective date of the value opinion and from the date the property was inspected.

These dates may differ. An appraiser might inspect a property on the 5th, use the 5th as the effective date and issue the completed report on the 9th after finishing the analysis. A prospective appraisal may instead have an effective date in the future, which should be clearly identified in the report.

Lenders track the report date for delivery and turn-time purposes, while appraisal aging requirements generally relate to the effective date. A revised report may carry a new report date, helping identify the version ultimately relied upon for the lending decision.
