Glossary of Terms
A planned unit development (PUD) is a community planned as a unified development that may combine individually owned homes or lots with shared areas, amenities or infrastructure. Common elements may include private roads, recreational facilities, open space or other property maintained through a homeowners association.
PUD ownership and legal structures can vary, so appraisal and lending assignments require review of the governing documents and applicable project characteristics. Information about the homeowners association, dues, services provided and financial condition may affect marketability and loan eligibility.
The structure differs from a condominium, where owners generally hold individual units along with an interest in common elements. Appraisers also consider HOA obligations when analyzing comparable properties, since significant differences in dues or amenities can affect buyer preferences and overall housing costs.
