PIN

PIN stands for property identification number, an identifier assigned by a taxing jurisdiction to a specific parcel. Terminology varies by region, with jurisdictions using terms such as PIN, parcel ID or assessor parcel number.

The number helps connect a property to public records, including assessed value, tax history, legal description, ownership and prior sales. Appraisers use it to help confirm they are valuing the correct parcel, which is particularly important when addresses are unreliable or multiple parcels share an address.

A PIN discrepancy among the appraisal, title records, tax records or other transaction documents can require additional research and may delay closing. Lenders, title professionals and appraisers rely on parcel identifiers because a street address alone may not precisely establish which parcel is being valued or financed.
