Glossary of Terms
OLD stands for original list date, the date a property was first offered for sale during its current or relevant marketing history. It provides a reference point for understanding how long a property has been exposed to the market.
Properties can be withdrawn, relisted or have their listing status changed during the marketing period. A property showing 30 days on market may have first been offered for sale months earlier, depending on the MLS's rules for resetting or preserving market-time data. Reviewing the original list date can reveal a longer marketing history than the current listing record suggests.
Appraisers and brokers may use this history when analyzing marketing time, pricing changes and buyer demand. A comparable that sold quickly after being listed may indicate different market conditions from one that remained available through multiple listing periods and price reductions.
