Dissimilar

Dissimilar describes a property that differs from the subject in ways that may reduce its usefulness as a comparable. Differences in size, age, style, condition, lot characteristics or location can affect how closely a sale reflects the subject property.

Appraisers and brokers consider these differences when selecting and analyzing comparable sales. A nearby sale may appear useful but sit on five acres when the subject occupies a quarter acre, or be a single-story ranch when the subject is a two-story colonial. Identifying a comparable as dissimilar, and explaining why, helps document the reasoning behind its selection or exclusion.

Reviewers pay close attention to significant differences between the subject and comparables. Heavy reliance on dissimilar sales or large adjustments can indicate a limited market and may raise questions about the strength of the analysis. The more relevant the comparable, the more directly it can support the conclusion.
