CMA Alt Sales

CMA alt sales are additional comparable properties included in a comparative market analysis to supplement the primary comparable sales. They provide supporting market data when the primary comparables do not fully address the subject property or local market.

A broker may include alternate sales when there are few recent sales nearby, the subject property has unusual features or market conditions make a broader search useful. Alt sales may fall outside the preferred distance, timeframe or property characteristics used for the primary comparables, so they typically provide additional context rather than serve as the main basis for analysis.

For reviewers and other valuation professionals, alt sales can show the depth of the broker’s market research. When a value is questioned or a broker price opinion is challenged, these additional sales may help support the original conclusion or indicate that further analysis is warranted.
