An assessor parcel number (APN) is a unique identifier assigned by a local taxing authority to a specific parcel of real property for property tax and recordkeeping purposes. Formats vary by jurisdiction and may include numbers representing a map, block, lot, book or parcel.
Appraisers use the APN to confirm they are valuing the correct property, particularly when street addresses are duplicated, inconsistent or unavailable for vacant land and new construction. The APN helps connect property records, including assessed value, tax history, legal descriptions, prior sales and parcel information.
An APN commonly appears in appraisal reports, tax records and title documents. A discrepancy between the APN and other property information can require additional research and may delay a transaction until the records are reconciled. Lenders, title professionals and appraisers rely on the APN to help ensure documentation corresponds to the property being financed or valued.
