We produce random weekly audits of our QC staff and panels to ensure consistency and quality as a post-delivery tool. What photo verification is done?

Each photo provides verification and flags if there are duplicate photos, photos taken prior to the inspection request, photos taken from a location other than the subject property and photos without metadata.

What security capabilities does VALIDITY offer to mitigate risk?

VALIDITY uses unique, non-sequential appraiser and homeowner link codes that expire after 30 days. Once the homeowner submits their completed inspection they have no access to the report unless the appraiser sends a request for rework. All photos and other inspection data are transmitted securely and stored in an encrypted repository. Time and location metadata verification and non-verified flagging provides the appraiser with valuable risk mitigation, which is further enhanced by the two-way communication functionality allowing the appraiser to requests any needed clarification and explanation from the homeowner.

Who pays for the valuation on a home equity loan?

In most cases, the lender orders and pays for the valuation. Stewart Valuation Intelligence can help you control costs by offering different product options depending on risk and underwriting criteria.

Why can’t I just use an AVM to value a property for a Home Equity loan?

Prior to the 2008 housing crisis, most lenders used automated valuation models as a cost-effective solution for home equity valuations. Regulation post-crisis has made it so that property condition, in some instances, has to be confirmed to use an AVM.

Why does a home equity loan require a valuation?

Lenders require a valuation for every type of home equity loan. They do this to protect themselves from risk of default, in case you can’t repay the loan. It also protects the borrower by having a deeper understanding of your properties current value.
