The 1004 Hybrid/70H is an appraisal form designed to combine the traditional methods of residential property valuation with modern technological tools and processes. It is best used for loans that do not qualify for value acceptance or do not have recent, reliable prior observations of the subject property.
How a Hybrid Appraisal Works
The 1004 Hybrid (70H) is designed to blend traditional appraisal methods with modern technology, aiming to improve efficiency, accuracy and speed in the appraisal process while maintaining the rigorous standards required for property valuation.
Fannie Mae’s Property Data Collection report (PDC) and Freddie Mac’s Property Data Report (PDR) are the building blocks for the 1004 Hybrid / 70H. How the 1004 Hybrid is created:
- A licensed, trained and vetted Broker/Agent from SVI’s extensive partner network is selected to perform the data collection.
- Using VALIDITY Pro, SVI’s verified & approved inspection app, the Broker/Agent will first map a digital floorplan, including dimensions and calculations.
- Next they collect a comprehensive set of subject property photos, identify property characteristics, examine any adverse property conditions and communicate any possible functional, physical and external obsolescence.
- The Property Report is sent to an appraiser, who will use it and other data to complete the 1004.
VALIDITY’s computer vision functionality blurs objects in the photos such as religious artifacts, family photos, people, etc. that could impact bias. This leaves the focus solely on the property itself, delivering a factual, unbiased, objective inspection of the property.
